plan of action:
- find mortgage broker, get mortgage in principle
- find place that looks alright, make em an offer (10k below their price)
- find 3k to pay for stamp duty/solicitors/that drainage shite
- find another couple of grand to buy a sofa and a fuck off telly and pay for the moving in party drug pile
- knit home sweet home wall art
- relax

any thoughts? Seems simple enough
